Home Energy Tune-uP® Analysis:

A Home Energy Tune-uP® will put your home in top condition - comfortable to live in, and with energy costs under control. Energy bills are the second largest cost of owning a home and, with rising energy prices, home buyers are increasingly concerned about energy efficiency. The Home Energy Tune-uP® was designed to improve the energy efficiency of existing homes by as much as 25%.

The Program addresses the three largest barriers to making energy efficiency improvements in the home: lack of information, lack of money, and lack of time. The best time to make energy efficiency improvements is before moving into the home. This is when the cost can be rolled into your mortgage. Tune-uP® provides the required information on financing eligibility for homebuyers wanting to make this important investment without paying for it all at once. The survey can be performed for buyers as well as existing homeowners.

HOME INSPECTION SERVICES IN MARYLAND, WASHINGTON DC AND VIRGINIA

Confused about the different types of home inspection services available to you? Not sure if you need your home inspected right now? We can help you sort it all out!
..........................................................................................................
Pre-Purchase (Buyer's) Inspections

This type of inspection is usually performed after a property has been put on the market by a seller but before a potential buyer has taken possession of the property prior to the closing contract. The buyer will usually sign a contingency agreement with the seller prior to ordering this type of inspection. If a property fails to meet the buyer's expectations as a result of the inspection, then the sale may fall through. In many cases, a Buyer's Inspection will help both the buyer and the seller to identify damage or other problems that may exist with a property so that both parties can either renegotiate the selling price or the seller's responsibilities to repair the property at the seller's expense prior to the final close. Even if the seller has already performed a Seller's Inspection, buyers should still perform their own inspections to prevent "seller's bias" in any shape or form.

Pre-Listing (Seller's) Inspections

This type of inspection is usually performed by a seller before a property is listed or announced for sale. The property owner will perform a Seller's Inspection to determine what damage or other problems exist with a property in order to determine factors such as fair market value, discount values, or any pre-listing expenditure necessary to increase the value and desirability of the property.

Periodic Maintenance Inspections

This type of inspection is performed every two years to assure the health of your family and the safety of your real estate investment. Periodic Maintenance Inspections are necessary to assure the integrity of your structure in-between storms and droughts, to check the building's integrity that may compromised by cracked beams or foundations, to visually inspect for wood-destroying insects, and more. Any of these situations can contribute to decrease home value or pose a physical risk to your family if not identified in time.

Rental/Property Management Inspections

If you own rental property, then you already understand the need to assure that your property is in tip-top shape prior to allowing renters to occupy the building. You are also aware of the need to assure that your property has not been damaged before renters vacate the property. A rental/property management inspection is designed to protect you from serious liability that can result from renting or leasing a potentially hazardous property. Additionally, a rental/property management inspection also helps you to protect your assets by identifying damage that may have potentially been caused by occupants.

New Construction (Builder) Inspections

This type of inspection is usually performed immediately after your new home has been built and is considered "ready" for occupancy by the builder and appropriate legal authorities (such as a zoning or code inspector).

Warranty Inspections

This type of inspection is performed prior to the expiration of your home warranty. It is used to take advantage of the features and benefits of your home warranty to assure that necessary repairs guaranteed under your warranty are executed should a damage or problems be discovered.

Investigative Inspections

This type of inspection is most-often used when a homeowner feels that a problem may exist. For example, you may want to engage in an Investigative Inspection after a severe storm, if you experience and odd smell in your home that cannot be identified, or if you notice unusual pest and insect activity. In many cases, Investigative Inspections can help homeowners to catch problems before they become an expensive or irreversible liability.

Radon Testing

Radon testing is the only way to know if you and your family are at risk from radon. EPA and the Surgeon General recommend testing all homes below the third floor for radon. Radon inspections are normally performed in conjunction with a pre-purchase home inspection.

Inspection Areas We Service

We perform inspection services across all of Maryland including in Baltimore, Columbia, Bethesda, Gaithersburg, Silver Spring, as well as across Washington DC and Northern Virginia in areas surrounding Alexandria, Arlington, Annandale, Reston, McLean.

About Thermal Inspections

RICHARDSON HOME INSPECTIONS offers advantages to you over typical inspectors who lack our Infrared Thermal Imaging (ITI) Technology. In fact, fewer than five percent of home inspectors even use ITI technology, yet what we find using ITI can help you save hundreds, or even thousands, of dollars per year by identifying moisture, insulation and electrical issues before they pose a bigger risk to your fiscal or physical well-being.

What is Infrared Thermal Imaging?

Once only the domain of military, science and space programs, Infrared Thermal Imaging (ITI) has made its way into the industrial and commercial sector. Founded on the exact same technologies as used by advanced military aircraft, weather satellites and even the space shuttle, ITI technology for home inspections provide our inspectors with a view of your property like no other. With ITI technology, we can see beyond the spectrum of "natural light" (which is the light that bounces off all object we can see under the sun or under a light bulb), and measure the temperature variances of any surface to determine where heat, cold, moisture and even mold be occurring in undesirable places.

Because everything has a surface temperature, ITI technology allows us to see the variances in those surface temperatures. The variances are represented by different color tones with the color black representing the coldest temperatures and the color white representing the hottest temperatures. Any color in the red, orange and yellow hues represents warmth while color in the green, purple and blue hues represents cooler temperatures.
